Social memory and gender impact of the specific modification of the PGM in the Mercedes sector of Barcelona

GMG 23/07/24

From GMG we have drawn up the social report and the gender impact report of the specific modification of the General Metropolitan Plan for the discontinuous area of the old Mercedes-Benz factory and the old Molinet football field, in the neighborhood of the Good Shepherd of Barcelona, drawn up by the Batlle i Roig architecture team and the Garrigues law firm. The surface area of the area of modification is 120,414 m2, 104,488 m2 of the site of the old Mercedes-Benz factory and 15,926 m2 corresponding to the site of the Molinet field. The aim is to transform the uses and convert the space of the old Mercedes-Benz factory, which is currently disused, into a mixed area of economic activity and housing, of environmental quality and which enhances everyday life with a new equipped public space that connects neighboring neighborhoods. The scope of the modification has a new residential roof of 116,667m2 with a maximum number of homes of 1,358 units taking into account an average size of 85m2. Of these, 70,000 (60%) will be free and will be located inside the Mercedes site, while the remaining 46,667 (40%) will be of official protection, and will cover the housing demand of new homes which foresee the demographic projections, derived especially from the new households between 25 and 34 years old. Half of the official protection reserves will be allocated to the rental regime (22,334 m2st and around 260-265 homes), in accordance with the current regulatory framework. The resulting protected housing will contribute to responding to 10% of the demand for social housing detected in the district (2,969 cohabitation units registered in Sant Andreu in December 2015 according to the data presented in the Register of Applicants for Protected Housing of the PDHB 2016-2025). For the evaluation of the impact of gender in the new arrangement, a separate document has been drafted for the present MPGM in order to give it more emphasis and relevance. This includes an analysis from a gender perspective and a proposal that determines the obligation or recommendation for planning for the compliance of different indicators established in The Practical Guide for the integration of the gender perspective in the plans and projects of the city of Barcelona .
