We restart the works on a building of 71 homes in Manresa

Following the Spanish saying “Quien la persigue la consigue”, we will soon restart the works on a GMG building in Carrer Prudenci Comellas de Manresa that were paralyzed in 2008, due to the real estate crash at that time. The economic crisis caused the payment of the work to Caixa de Sabadell, which financed the promotion. The work was with the structure completely finished and has been part of the urban landscape of Manresa for the last 15 years. During this time, the structure has been changing ownership through UNNIM, BBVA, ANIDA, INMOGLACIAR and finally the Cardoner Group has decided to acquire it to promote a new built to rent promotion. Our monitoring of the asset since 2008 and the combined action of GMG with IMPLICA, which has marketed the property, will allow us to finish the building almost twenty years after the initial project was started by the developer immovable The basic project has been modified and will now have 71 homes instead of the 81 in the original project. The executive project has been carried out again in order to achieve an energy efficient building with a double A rating. We have opted for a community cold, heat and DHW production system with two VRV units installed in the basement and each one will serve the two-story homes. They will have two DHW accumulation tanks at each end of the building, connected by a by-pass, so that in the event of a failure of one of the VRV units, the other would be able to support the entire total DHW production. The building will be intended for rent and will be energy managed to distribute energy costs based on the consumption of each home. We applied for a new building permit last December and expect to start as soon as we receive it, presumably during the second quarter of the year.
